Terms of Use
The plain terms of using this site.

What this site is
juliebean.com is the professional site of Julie Bean, an associate broker licensed in New Hampshire and Maine, affiliated with Bean Group, brokered by eXp Realty. It exists to introduce her practice, describe the towns she works in, and start conversations. Using the site means you accept the terms on this page.
Information here is informational, not advice
Nothing on this site is legal, tax, mortgage, insurance, engineering, or investment advice, and reading it does not create a client relationship. Representation begins only when there is a signed agreement between you and Julie.
For anything with real consequences — a purchase decision, a tax question, a title issue — talk to the appropriate licensed professional, and talk to Julie about who that should be.
Market figures and community pages
Median prices, days on market, and inventory figures shown on community pages are drawn from regional MLS data for the month indicated and are point-in-time snapshots. They describe a whole town, which no single house behaves like. Small towns swing hard on a handful of sales.
Figures are believed accurate when published but are not guaranteed, and they are not an appraisal or a valuation of any specific property. When a page says figures are forthcoming, that is literal — the data hasn't been published yet rather than being withheld.
Calculators and estimates
The mortgage, buy-versus-rent, tax comparison, and home-value tools produce estimates from the numbers you enter. They do not account for your full financial picture, current underwriting, actual tax rates as assessed, or the condition of a specific property. Treat every output as a starting point for a conversation, not a quote or a commitment.
Listings and third-party links
Property information and any linked resources may originate with third parties. Availability, price, and status change constantly. Julie does not control third-party sites and is not responsible for their content or practices.
Fair housing
Julie practices in accordance with federal, New Hampshire, and Maine fair housing law and the REALTOR® Code of Ethics. Community descriptions on this site are about place — architecture, geography, commute, schools, and pace of life — and are never intended to steer anyone toward or away from a neighborhood on the basis of a protected characteristic. If a description reads otherwise, tell Julie and it will be rewritten.
Using this content
The writing, photography, and design on this site belong to Julie Bean or are used with permission. You are welcome to read, print, link, and share. Republishing substantial portions, or using the content for another agent's marketing, requires written permission.
Accuracy and availability
The site is provided as-is. Considerable care goes into keeping it accurate and current, but errors and outages happen, and Julie is not liable for losses arising from reliance on the site itself rather than on advice given to you directly.
Governing law and changes
These terms are governed by the laws of the State of New Hampshire. They may be updated as the site changes; the date at the top reflects the most recent version.
