Dover
A working Seacoast city with room to breathe.
A point of view
Dover is the Seacoast's most versatile town. It has the density and walkability of a small city — a real downtown, a working waterfront on the Cochecho River, a train to Boston — paired with quiet neighborhoods, mill-era architecture, and lots generous enough that a home has room to grow into rather than out of. It's the town that answers the question "What if we want everything Portsmouth has, but with a mortgage that lets us breathe?" Fifty-seven single-family homes were on the market the week I wrote this, which by Seacoast standards is generous inventory. Dover is where a lot of Seacoast stories start.
What people love
- Downtown Dover: independent restaurants, breweries, a farmers market, and the Rotary Arts Pavilion on the river
- The Amtrak Downeaster to Boston — leave from Dover, arrive at North Station
- Strong public schools (Dover School District) and multiple private options nearby
- More home for the money than any other town this close to Portsmouth
- Access to the Cochecho and Bellamy Rivers, plus quick reach to the coast
What to consider
- Dover is a real city, not a village — expect traffic on Central Ave and Sixth Street at rush hour
- Neighborhoods vary widely; Garrison Hill feels nothing like the Back River area or the Broadway corridor
- The 03820 ZIP covers a broad footprint — the difference between a downtown condo and a Back River colonial is meaningful

About these numbers
The market data on this page comes from HouseCanary and reflects the ZIP code for this town — which usually matches the town's borders, but occasionally includes a small adjoining area. Weekly figures can move a lot on small-inventory towns, so I lean on 12-week averages where it helps tell the truer story. And I always talk with clients about what the numbers actually mean for their specific street, price range, and timeline. Numbers are useful. Context is more useful. Ask me.
Julie's take
"Dover is the town I recommend most often to buyers who thought they wanted Portsmouth but haven't done the math yet. You can find a real house, on a real street, with a real yard, ten minutes from downtown Portsmouth — and you're still walking distance to a train that will take you to Boston. That combination doesn't exist in a lot of places."
